System-built Housing? Around 40,000 modular
homes were built in 1997, accounting for roughly 3.6 percent of new
single-family homes completed, according to the Census Bureau's Survey of
Construction. A modular home may be around 90% complete at the time it leave

(1) WHAT IS
AN OFF-SITE OR "SYSTEM-BUILT" HOME? An off-site, or "system-built" home is
similar in many ways to a home that is built on-site, or "stick
built". The homes are built in modules; designed, engineered, and
assembled in the controlled environment of a modern factory, eliminating damage
and delays caused by bad weather.
High quality materials can be purchased more economically, and
quality-control is better accomplished in a factory environment than on
scattered job sites. Once the home reaches the job site, the modules are lifted
onto the home’s foundation by a crane. When these modules come together on your
building site and the final finish work has been completed, the components
become a home for you and your family.
(2) TELL ME
ABOUT THE CONSTRUCTION PROCESS ... The building process begins at the design
phase, where you will sit down with your builder and discuss your requirements
in a home. Using the AAH System 2000 computer-aided design system, you can
begin customizing your home to fit your needs. Once designed, the building
process can begin, and is similar to what you've seen during the construction
of houses in your neighborhood. The quality materials and care for detail, the
same building codes and standards are observed. So, what's different?
Efficiency and quality control! Work is never delayed by weather, subcontractor
no-shows, or missing materials. Quality engineering and modular construction
techniques significantly increase the energy efficiency of your home, while a
quality control process provides 100% assurance that your home has been
inspected for code compliance and workmanship. In-plant inspectors, as well as
independent inspection agencies, inspect the homes on behalf of your state and
local government.
(3) WILL MY
OFF-SITE HOME HOLD ITS VALUE OVER TIME? Yes, just as well as a site-built home does.
In fact, as more and more data is accumulated, it is becoming apparent in many
cases that a high-quality system-built home, because of its structural
integrity, will hold its value better and actually appreciate at a more
favorable rate than a similarly priced stick-built home.
(4) WON'T PEOPLE
BE ABLE TO TELL MY HOME WAS BUILT IN A FACTORY? No. Once your home is set and nailed onto its
foundation (basement or crawl space), and the site work has been completed, no
one will know unless they saw the modules arrive on site. Basically, your home
is stick-built, but it's built in a controlled environment. It is very
difficult to tell the difference, unless the noticed difference is in the
higher quality and better value for the dollar than your neighbor's home.

FINANCING ANY DIFFERENT FOR A MODULAR HOME? There is no distinction between true modular
and site-built homes; most banks and lending institutions treat both types of
construction the same. Likewise, there is no difference in insuring the modular
property. Please ask your lending institution to let us know if they have any

YOU'VE CONVINCED ME ... HOW DO I BUY ONE? Because modular manufacturers are
just that, manufacturers of components, they rely on the experience of builders
in the local community to assist the homeowner. All American Homes relies on
